# Professor Arun Sundararajan explains why he believes Airbnb rentals do not have an impact the longer-term rental market

'It’s a story that resonates with a lot of people. But if you look at the data ... it is very clear that if there is any effect that Airbnb is having on the availability of long-term rentals, it is very small compared to the effects of rent stabilization and population growth.'"
